The tenant didn't notice the washer was leaking from the seal and the water escaping was resting under the laminate flooring. The laminate flooring had a vinyl floor covering under it so the moisture had been trapped under it. It wasn't until someone noticed the smell and mold spores appearing everywhere that work needed to be done.
Once the flooring had been taken up the scale of the damage to the flooring was clear. The options were to replace the flooring or attempt to remove the mold with strong chemicals and then remove the moisture using dehumidifiers. Once dry the mold won't be active anymore so as long as the tenant doesn't have any more leaks the mold should stay inactive.
We know of tradespeople who use a strong PVA mix to seal the flooring after a clean so would love to hear if anyone else uses this method and how long it has lasted.
