The tenant noticed brown water stains appearing on the ceiling in the living room and hallway. On investigation, the tiles had worked loose and some grout was missing. Rather than just sticking the tiles back on or as we've seen before silicone the gaps, we carefully removed the tiles, tanked the walls, re-attached the tiles, re-grouted, and finally applied new silicone around the tray. This fix should now be okay for a few years of use before the silicone needs replacing. Most people think silicone lasts forever but with slight movement from the weight of someone standing in the shower tray, tiny movements cause the silicone to detach over time. If you see small gaps it's best to remove the old silicone and apply new to stop further damage to your property.
